Real answers to real questions.

Raleigh remains one of the most competitive markets in the Southeast. Inventory is still tight, homes in desirable neighborhoods routinely get multiple offers, and prices have stayed strong. If you’re buying, being pre-approved and ready to move quickly isn’t optional — it’s the difference between getting a home and losing it.

The median home price in Raleigh hovers around $400,000–$450,000 depending on the neighborhood, though you’ll find entry-level options in the $300s in some areas and luxury homes well above $700K. Beyond the purchase price, budget for your down payment, closing costs (typically 2–4% of the loan amount), and any immediate repairs.

Expect to pay roughly 2–4% of the purchase price in closing costs. This covers the loan origination fee, title search, attorney fees (NC requires a real estate attorney at closing), appraisal, and prepaid homeowners insurance and property taxes. I’ll walk you through an estimate early so nothing blindsides you at the table.

You don’t have to be, but you’ll be glad you are. Sellers in Raleigh take pre-approved buyers far more seriously, and you’ll know exactly what you can afford before you fall in love with something out of reach. I can connect you with a trusted local lender if you need a starting point.

Once you’re under contract, plan on 30–45 days to close. Finding the right home first depends on the market and your needs — some buyers find their home in a week, others take 2–3 months. I keep the process moving so you’re never left wondering what’s next.

Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means the lender has verified your financials and issued a conditional commitment. In a competitive market like Raleigh, sellers want to see pre-approval — not just pre-qualification.

Commission is always negotiable and we’ll talk through it openly before you sign anything. What I’ll also tell you honestly: how your home is priced, prepared, and marketed matters far more than shaving a point on commission. An underpriced or poorly marketed home costs you more than any commission ever would.

I pull comparable sales — recent homes that sold nearby with similar size, condition, and features — and combine that with current market conditions. I’m not in the business of telling sellers what they want to hear just to win a listing. You’ll get an honest number you can actually act on.

Start with the basics: declutter, deep clean, and handle any deferred maintenance. From there it depends on your home and budget. Sometimes fresh paint and updated light fixtures is all it takes. I’ll walk through your home and tell you exactly where your money will — and won’t — make an impact.

Spring and early summer are traditionally the most active seasons, but Raleigh’s market stays active year-round due to consistent corporate relocation into the Triangle. The best time to sell is honestly when you’re ready and your home is prepared — timing the market perfectly matters less than showing up prepared.

It depends on your financial situation. Selling first gives you a clear budget and cleaner offers. Buying first means you’re not scrambling after closing. There are bridge loan options and contingency strategies that can make either path work — let’s talk through your specific situation before you decide.

I’ve done it myself — moved here from Erie, Pennsylvania — so I don’t just know the market, I know what it feels like to start over somewhere new. Raleigh is one of the easiest cities to land in. Great job market, manageable traffic, strong schools, and a population that’s mostly transplants themselves. It clicks fast.

North Raleigh neighborhoods like Stonehenge, Bedford at Falls River, and Wakefield are consistently popular — good schools, newer construction, easy access to everything. If you want more character and don’t mind older homes, Five Points and Oberlin Village are worth a look. I have a full neighborhood guide on the blog that breaks this down in detail.

It’s very doable and I help out-of-state buyers regularly. We’ll start with a video call so I understand exactly what you’re looking for. I can do video walkthroughs, give you the unfiltered neighborhood rundown, and guide you through writing an offer remotely. Many of my relocation clients close without ever setting foot in the home until moving day.

NC property taxes are generally moderate compared to the Northeast and mid-Atlantic. The effective rate in Wake County is roughly 0.7–0.9% of assessed value. If you’re coming from New Jersey, New York, or Pennsylvania, you’ll likely find the tax burden noticeably lower.

Nothing out of pocket. As your buyer’s agent, I’m compensated through the transaction. We’ll talk through exactly how that works before we write any offers — no surprises, ever.

Absolutely — and it’s some of my favorite work. First-time buyers have the most to learn and the most to gain from having someone who actually explains what’s happening at every step. I won’t rush you, and I won’t talk over your head.

I work across the Triangle — Raleigh, Cary, Apex, Wake Forest, Fuquay-Varina, Garner, Clayton, and surrounding areas. If you’re unsure whether I cover where you’re looking, just ask.

Easy — call or text me at 919-703-8809, email brian@briansculleyrealestate.com, or fill out the contact form on this site. I get back to people the same day.
